Our inputs have been derived based on recently launched and under-construction residential projects, which are coming up in various locations across Noida.  We have looked at what makes these areas attractive, their advantages and disadvantages, upcoming development, their potential, and any other factors you should consider when selecting a location for your investment. Sector 25A, 32 and 50 | Established Noida

A mixed-use and residential cluster, this location has a limited supply of upcoming residential projects. It includes sectors that were developed initially for Noida in plotted formats. The location has well-developed infrastructure and is classified as a medium-density area, as per the master plan of Noida 2031. It has easy access to the commercial hub of sector 18 and Logix City Centre. Developed roads, access to Delhi and Noida metro, public transport systems, schools, hospitals, parks, and sports facilities nearby make this location well sought after.

Housing options are available in Ambience Tiverton in Sector 50, and some under-construction projects in sectors 25A and 32, by Waves Group. This location has suffered due to delays in construction timelines by the Waves Group and is something that needs to be considered while investing in these projects. Ambience Tiverton is a luxury apartment, with the pricing of around INR 3 Cr. onwards for a 3BHK apartment, and is ready for possession.

Outlook

Large-scale residential projects are not expected in this region, as private parties and the Noida Authority have already allotted and developed land parcels. Despite this new some patches may be released, in the coming days with issues being resolved with City Centre and its vicinity, in sectors 32 and 25A. Prices are expected to remain robust, as this cluster will be among Noida’s low-density, centrally located sectors.

Central Noida is a populous area located at the northeast end of Noida. A high-density residential zone, with negligible commercial patches, has witnessed an influx of high-rise residential apartments by multiple developers. Vishwakarma road which connects the Noida expressway with the Meerut expressway is the main arterial road and the completion of FNG would further ease congestion in this location. NMRC metro line connecting Noida to Greater Noida and easy availability of public transport makes commuting a cakewalk for the residents here.

Units are available in projects that have been recently completed or are in their finishing stages. Prices of 2 BHK units start from 65 -70 lakhs, with quoted prices ranging from INR 6,500 – 7,500 per Sq. Ft. Under construction projects like IVY County in sector 75, Burj Noida in sector 75, and Cleo Gold in sector 121 are available with high-end specifications and amenities, capitalizing on the need for premium housing that lacked in the area. These projects offer 3,4 and 4 BHK apartments, with sizes ranging from 1,700 to 3,500 Sq. Ft. with prices starting at 1.7 Cr.

The social infrastructure for this in the form of malls, hospitals and the sporting facility is yet to take off and is expected to see the light of day with the upcoming Spectrum Mall and the sports city planned at sector 79, as envisioned by Noida Authority.

Outlook

New projects are expected in this region with land parcels expected to be released in sectors 79, sector 115 and issues being sorted with Unitech Uniworld in sectors 113 and 119. It has already witnessed a price increase of 20% – 25% post-Covid, and appreciation is expected to be range bound in the short term.

Predominantly a plotted development cluster, it is an established premium housing hotspot in Noida. Adjacent to the Noida-Greater Noida expressway, bounded by Dadri road connecting business districts and Noida SEZ, and bisected by Vishwakarma road, this location enjoys seamless connectivity, with the rest of Noida, Greater Noida, and Delhi.

With a slew of high-rise residential, being introduced by Godrej properties, County, and Mahagun group this location has been the center for activity in recent times for premium and luxury housing.

Godrej Woods in Sector 49, a medium-density sector offers 2, 3, and 4 BHK units with prices starting at 1.7 crores. County 107 and Mahagun Medalleo, in sector 107, the only high-density sector in this cluster offer 3, 4, and 5 BHK apartments, with prices starting at 2.2 crores for a unit sized approximately 2,100 Sq. Ft.

The under-construction elevated road along Dadri road from Mayur Vihar in Delhi will be easing traffic woos for the residents of sector 107 and adjacent areas. There is a presence of the high street market in sector 104, and the commercial outlets in Skymark One, of the notable retail and F&B brands, all ensuring residents here enjoy good physical and social infrastructure.

Outlook

Price appreciation for this cluster has been upwards of 20%-25% post-Corona and will remain to be among the sought-after premium housing locations in Noida. One can expect new projects coming in this region in the short to medium term, with the land release for private developers by the Noida Authority.


Sector 94 and 124 | Okhla Bird sanctuary

A mixed-use cluster as defined in the master plan of Noida-2031, this location is the entry to Noida via the Kalindi Kunj and the inflection point of Noida-Greater Noida expressway, Amrapali road via the Mahamaya flyover, which leads to the established locations of Noida and Bandh road along river Yamuna. It is a luxury residential location and has to its credit the tallest tower of NCR Spira Tower in Supertech’s Supernova project.

Nova East, Nova West, and Sky Residences, Sky Villas in Sipra Tower located within Supertech’s Supernova project in sector 94, Noida offers residential housing with prices starting from 2.2 crores onwards for a 2BHK unit. Luxury can be experienced at 4 BHK, Sky Villas which offer breathtaking views of the Yamuna with prices starting at 17,500 Rs./ Sq. Ft., whereas the other units here are priced between INR 16,000 and 17,500 per Sq. Ft. depending on the location, amenities, and specifications on offer.

ATS Knightsbridge, the first luxury high-rising apartment in Noida is located in sector 124. With a single unit on each floor, it offers 4 and 6BHK duplexes, with prices starting at 10.2 crores for the smaller unit of 6000 Sq. Ft.

Despite its enviable location and positioning, this cluster is yet to receive the attention it deserves due to the delay in the construction of projects in Supertech’s Supernova and ATS Knightsbridge. However, this is set to change with Purvanchal and M3M Developers of Gurgaon, acquiring land in this region.

Outlook

A luxury housing location, envisioned as the gateway to Noida, is expected to witness renewed activity with the entry of M3M, in Noida at this location. Plans for the expansion of the Bandh road along river Yamuna would ease traffic congestion in the future and holds an opportunity for the appreciation of the properties here, which were left behind post-Covid.


Sector 128, 133 and 134 | Jaypee Wish Town

A medium-density residential cluster, between the Noida-Greater Noida expressway, and Bandh road along the river Yamuna, is located after the Okhla bird sanctuary cluster as one moves towards Greater Noida. Planned for 35,000 dwelling units, a 1,063-acre integrated township has been in the process of development by Jaypee group as Wish town, consisting of plots, villas, high-rise residential apartments, schools, hospitals, and commercial complexes.

Sector 131 had been planned for plotted developments. Sectors 128 and 129 consist of commercial retail, offices, and a 500-plus bed multi-specialty Jaypee hospital, and schools. Sector 134 has affordable residential projects making Jaypee Wish town an ideal location to live in.

Sector 128 within the township, is planned for golf centric homes. with villas and luxury apartments around the 18+9-hole Graham Cooke Golf facility, which is operational and has already hosted a number of tournaments. This cluster today is well sought after for luxury housing. Upcoming projects here include Mahagun Manorialle and Kalpataru Vista,  offering 3, 4 and 5 BHK apartments and penthouses, in the range of INR 11,000 – 12,000 per Sq. Ft. with sizes starting from 2,700 and 3,465 sq. ft. respectively.

Outlook

Substantial delivery by Jaypee group has led to a price appreciation of 20% – 30% post-Covid, in this cluster. Branded developers like Kalpatru and L&T, which are expected to introduce luxury housing here, enhance the positioning of this cluster as a luxury housing destination. The planned widening of Bandh road and extension of the Aqua line from sector 142 to Botanical makes this location perfect for a long-term investment.


Sector 137, 143 and 144 | FNG Expressway

A high-density residential cluster is set to benefit from the upcoming FNG expressway, connecting Faridabad and Ghaziabad via Noida and the ISBT planned in sector 144. At the juncture of the Noida-Greater Noida expressway, FNG, and linked by the Aqua Line of the NMRC metro corridor, it has high-rise residential projects catering to mid-end housing needs.

Developed primarily as high-density residential sectors, the majority of the projects here cater to mid-end segments.

Most projects here are completed with high occupancy levels. New supply is available in SKA Orion, Sector 143B, and Gulshan Dynasty, sector 144 which is a sought-after luxury housing project. SKA Orion offers 3 and 4 BHK units with sizes and prices starting at 1,300 Sq. Ft. and INR 91 lacs.  Gulshan dynasty offers only 4 BHK units of 4,700 Sq. Ft. with prices starting INR 7.5 Cr.

Advant Navis, a mixed-use IT/ITES, provides the social infrastructure and has good F&B outlets. It is fast emerging as the employment hub for MNCs, with Microsoft, TCS, and KPMG setting up their base in this location.

Outlook

The price appreciation of 20% to 30%, post-Covid 19 has been in line with the existing clusters in Noida. Microsoft campus in sector 145, DLF data center in sector 144, Embassy IT park, and standalone IT/ITES buildings have seen interest from large corporates in this region. Infrastructure enhancements and availability of land parcel land acquisition by Godrej Properties in Sector 146 promise brighter days ahead for this cluster.


Sector 150, 151 and 152 | South Noida

Located at the southern tip of Noida, this area is adjacent to the Noida-Greater Noida expressway, and Yamuna expressway and bounded by the river Yamuna in the southwest direction. It was planned as a sports city by Noida Authority and is featured as a low-density green belt in the master plan of Noida-2031. It is home to almost all the branded developers operating in Noida, like ATS, TATA Housing, Godrej, Ace, and Mahagun. As per the plans, only 20% of the space has been allocated for residential and commercial developments with golf courses and a 42-acre nature park, which are under construction. Approximately 15,000 apartments and limited villas are being built to be ready for occupancy by 2025-27.

Due to the under-construction status of these sectors, social infrastructure in the form of retail facilities, schools, and hospitals is yet to take off, despite being provisioned for.

Multiple options for low-density apartments in varying stages of development offer 2, 3, and 4 BHK with prices ranging from INR 6,000 to 9,000 per Sq. Ft. Average sizes of 2, 3, and 4 BHK units are 1,000, 1,400, and 2,300 Sq. Ft. priced at INR 60, 85 lacs, and 1.64 Cr. respectively.

Outlook

Sector 150 has been sought-after due to ample greenery, planned sports infra, and low density. A sporting facility that was to be developed by the private developers here, has taken a back seat and has impacted end users by registrations being held temporarily as on Dec 2022. This temporary setback is expected to be resolved by steps taken by the authority and should speed up the physical and social infrastructure of this location.


Conclusion

Given Noida’s location, in close proximity to Delhi and other important hubs in National Capital Region (NCR), it offers great options. Additionally, the city’s infrastructure is constantly being upgraded, making it an increasingly desirable destination for homebuyers.
